NBS: Housing Prices Rise 3.4% in 1Q26

Bratislava, 10 May (TASR) - Property prices in early 2026 increased by 3.4 percent compared with the previous quarter, with the rise driven exclusively by flats, mainly in February, while both house prices and supply declined, according to a commentary by Slovak Central Bank (NBS) analyst Roman Vrbovsky.
Property prices rose most sharply in the Presov and Banska Bystrica regions. Large fluctuations in monthly data suggest growing uncertainty over future market developments, reflected also in weaker growth in new mortgage lending.
"During the first three months of 2026, property prices increased by 3.4 percent quarter-on-quarter, while annual growth slowed slightly to 11.3 percent. The average price of residential property reached €3,005 per square metre, approximately €100 per square metre more than at the end of last year,” he said.
According to Vrbovsky, the average price of flats rose by 3.5 percent in the first quarter of 2026 and by 11.1 percent year-on-year. In absolute terms, prices reached €3,378 per square metre, up by €115 per square metre from the end of last year.
The sharpest increase, of more than 5 percent, was recorded in one-room flats, while prices of the largest flats declined slightly for the second consecutive quarter.
