Stats: Residential Real-estate Prices Up Almost 13 percent Y-o-Y in 4Q25

Bratislava, 27 February (TASR) - The prices of residential real-estate in Slovakia maintained a high rate of growth in the final quarter of 2025, increasing by 3 percent quarter-on-quarter (q-o-q) and just under 13 percent year-on-year (y-o-y), the Statistics Office reported on Friday, ascribing the growth mainly to an increase in the price of existing, i.e. older, real estate. In the fourth quarter, buyers paid 12.8 percent more for houses and flats when compared to the same period of the previous year. The Statistics Office recorded double-digit y-o-y growth rates for all four quarters of last year. At the same time, the rate of growth was the fastest seen in the past 13 quarters. The price of existing property rose by 13.4 percent, while newly built real-estate saw a hike of 9.8 percent. Average prices of residential properties posted y-o-y increases in all eight regions, ranging from 7.4 percent in Kocice region to almost 17 percent in Banska Bystrica region. Six out of Slovakia's eight regions recorded double-digit y-o-y growth in average prices, with the other most rapid average increases seen in Bratislava region (13.8 percent) and Trencin region (13.4 percent). Quarter-on-quarter, real-estate prices posted 3.1-percent growth in the fourth quarter of 2025. This was a slower pace than in the previous (third) quarter, but a faster one than in the first half of the year, when price growth reached just above 2 percent. The latest result was driven primarily by a 3.3-percent increase in prices of existing properties. Prices of newly built houses and flats rose by 1.7 percent q-o-q. Average prices of residential real estate reported q-o-q growth in all eight regions, ranging from 0.8 percent in Kosice region to 4.6 percent in Trencin region. ko/df
