Residential Real-estate Prices Up 13% Y-o-Y in 3Q25, Fastest Growth in 3 Years

Bratislava, 29 November (TASR) - The prices of residential real estate in Slovakia saw an increase in their growth rate in the third quarter of this year, rising by almost 5 percent quarter-on-quarter (q-o-q) and by more than 13 percent year-on-year (y-o-y), the Statistics Office reported earlier this week, adding that the growth rate was mainly due to increases for existing property and is the highest for the past 12 quarters. In the third quarter, buyers paid 13.4 percent more for houses and flats when compared to the same period of the previous year. The Statistics Office has seen double-digit y-o-y growth rates for three quarters in a row. Year-on-year, the cost of existing property rose by 13.7 percent, while newly built real estate saw a hike of 11.8 percent. Prices rose by 4.9 percent q-o-q on average when compared to the second quarter due to a 5.5-percent increase in existing property, while the cost of newly-built property rose by 1.9 percent. Over the long term, real estate prices are 115 percent higher than the average seen in 2010. Real estate prices posted q-o-q growth in all eight Slovak regions, with the fastest growth reported in Bratislava region (6.6 percent), while Kosice region saw only a 1.7-percent hike. Newly built houses and flats were more expensive in Nitra and Kosice regions, with prices rising by 5 percent and above. Existing property saw the fastest growth rates in Bratislava, Zilina, Trnava and Presov regions, with Bratislava region showing the most significant growth (almost 8 percent). jrg/df/mf
